Hello, I am looking for some advice on the following:
My friend bought some land from a developer and only has khatha for it (no registration). Meanwhile, the developer sold the land to another party who has completed khatha as well as registration. While the developer initially offered another piece of land, he does not seem to be forthcoming with his offer anymore. What steps can be taken if any to ensure that another piece of land is given or at least the money is returned?
Any advice is appreciated.

How to Ensure that The land or Property Bought is not sold to Anyone else, what are all the Documents need to be referred for it ?

The documents of title vary from property to property and place to place and should be done by a professional, who can call for additional documents as are required. To ensure that the land has not already been sold to someone else, the encumbrance certificate is scrutinized, public notices are placed in prominent newspapers and sometimes notice is also put on the property itself by fencing it or placing a board. Local enquiries can be made in addition to the above. Original documents should also be in the custody of the seller. Vatsala
